Buildings that have to work on the cold mornings

Planned maintenance recorded per unit, service diagnosed with instruments, freeze protection checked before it is needed, and a replacement plan somebody can put in a budget.

Planned maintenance

The survey comes before the contract

We do not price a maintenance agreement off a floor area. We walk the site, list every unit with its location, access and condition, and then say how often each one needs seeing and why.

In a warehouse that usually means the unit heaters and the make-up air get more attention than the office splits. In a clinic it is the other way round. A schedule that treats them the same is a schedule that was written in an office.

  • Every visitCoils, filters, drains and traps, belts and bearings, electrical connections, safeties, refrigerant behaviour and control settings.
  • Every reportWhat we found, what we changed, what we deliberately left, and what we expect before the next visit.
  • Every autumnThe freeze-protection walk-round — stats, dampers, trace heating, drain points and the heaters nobody has run since March.

What buildings here actually call about

  • The warehouse is freezing and the office is notTwo systems, two schedules, and usually one of them has been off since somebody changed a setting last winter.
  • A unit heater will not lightOften a flame sensor, a blocked flue or a gas valve that has sat unused for eight months. All three are worse to discover in January.
  • Water on the floor under a unitBlocked condensate, a trap that was never primed, or a pan that has corroded through. The second occurrence is usually more expensive than the first.
  • The roll-up door end never heatsAir curtains, destratification and door discipline, in that order. Adding capacity rarely fixes it on its own.
  • It runs outside our hoursSchedules left by a previous tenant, an override nobody cancelled, or a controller whose clock has drifted.
  • The whole building goes off togetherA single interlock, a shared sensor or a control transformer. Worth finding before the cold week, not during it.

Freeze protection

The parts that only matter once every few years

Freeze stats that have never been tested. Outdoor air dampers that no longer close. Trace heating on a circuit somebody switched off. A drain point behind a pallet rack.

None of it shows up in normal weather, which is exactly why it fails in the week it is needed. We check it in October, write down what we found, and tell you what is worth doing before the forecast turns.

Buildings

What we look after in Clark County

  • Warehouses and light industrialUnit heaters, destratification, make-up air and an office at the front on a different system entirely.
  • Offices and suitesSplits, packaged units and zoning that stopped matching the floor plan three tenants ago.
  • Clinics and consulting roomsRooms that need their own temperature and their own ventilation, on the clinic's hours.
  • Retail and trade countersDoors open to the weather on equipment sized for a sealed building.
  • Schools and community buildingsOccupied spaces where ventilation is not optional and the holidays are when work can happen.
  • Managed portfoliosOne record per site, one report a year, and one number to ring.
